Alico Files Development Application for Corkscrew Grove Villages, Unlocking Significant Land Value

Alico, Inc. announced on March 13, 2025, a major milestone in its strategic transformation with the filing of a development application for Corkscrew Grove East Village, the first of two villages in a planned 3,000-acre master-planned community in northwest Collier County. This project is a key component of Alico's strategy to monetize its land holdings.

The development plan envisions two distinct 1,500-acre mixed-use villages, with an additional 6,000 acres of land in Collier County designated for permanent conservation. Management estimates the total value of four near-term development properties, including Corkscrew Grove Villages, to be approximately $335 million to $380 million, with construction potentially starting in 2028 or 2029.

The application process for local approval is expected to take about a year. Alico also filed a local bill in February 2025 to establish the Corkscrew Grove Stewardship District, which is anticipated to receive approval by the end of June 2025, providing a framework for financing infrastructure and managing the development.
