JLL released its Global Office Fit-Out Costs Guide 2025 on April 2, 2025, indicating that the office sector is regaining its central role in commercial real estate as corporations favor increased in-office attendance. The report provides insights into average costs for office fit-outs across 68 cities in 40 countries.
The research found that office fit-out costs have increased over the last 12 months, with 59% of organizations globally planning to increase investment in space design and fit-outs over the next five years. North America commands the highest average fit-out cost at $3,070 per square meter, significantly above the global average of $1,830 per square meter.
Builder works or construction accounts for the largest component of fit-out costs globally at 37%, while mechanical and electrical expenses represent the second largest. The report also notes a rising demand for sustainable fit-outs, with 60% of markets reporting increased client inquiries, highlighting opportunities for energy-efficient upgrades that can yield significant long-term savings.
