Walker & Dunlop Arranges $105 Million Refinance for Nashville Mixed-Use High-Rise

Walker & Dunlop, Inc. announced on August 4, 2025, that it arranged $105 million in loan proceeds to refinance 805 Lea. This 356-unit, Class-A high-rise mixed-use property is located in Nashville, Tennessee.

Stephen Farnsworth, Senior Managing Director of Real Estate Finance at Walker & Dunlop, and his team arranged the loan on behalf of Key Real Estate Company. Nuveen, a TIAA company, provided the financing, which includes a three-year term with two optional 12-month extensions.

Built in 2021, 805 Lea is situated in downtown Nashville, offering 10,203 square feet of ground-floor retail and luxury amenities. Marc Roth, director of Real Estate Debt Originations at Nuveen Real Estate, noted the swift execution through a volatile market, highlighting the property as a best-in-class tower in one of the fastest-growing markets.

Farnsworth emphasized Nashville's status as one of the nation’s most attractive investment markets, driven by its diverse culture, high quality of life, and absence of a state income tax. He anticipates the city will continue to deliver strong fundamentals for years to come.
